Seagrove is wobbling, and I don’t mean maybe.
Absorption rate jumped 5.82% to 6.18 months vs. 5.84 months year-over-year. Year-to-date inventory is down 21.02% to 5.75 months vs. 7.28 months for the year of 2015 this time.
Average list price is up 44.26% to $1,260,718 from last year’s price of $873,894 year-over-year while year-to-date the asking price dropped 9.20% to $1,112,400 from last year’s $1,225,072 at this time. Average sale price of Seagrove Real Estate absolutely did not cooperate dropping year-over-year by 54.35% to $607,200 from $1,330,000 in 2015. Year-to-date the average sale price imploded 43.12% to $562,286 from $988,536.
Median list price rose 7.27% to $775,000 from last year’s $722,450 year-over-year while year-to-date it dropped 2.71% to $726,750 against a price of $747,000 in 2015 this time of year. Median sale price went South by 15.65% year-over-year to $582,000 from last year’s $690,000 and year-to-date is down the same due to such a small sample.
Average days on market year-over-year is down 80.78% to 243 days vs. last year’s 1264 days and year-to-date dropped 74.30% to 183 days against 712 days in 2015.
Median days on market fell 77.35% year-over-year to 169 days from last year’s 746 days while year-to-date it fell 55.56% to 56 days from 126.
Seagrove Real Estate Sales Volume
Sold listings were up 66.7% with 5 closed sales against 3 last year in March while year-to-date volume is down 36.4% with 7 closings against last year’s 11.
Pending sales stand at 4 vs. 3 in 2015, up 33.3% year-over-year. Year-to-date we have 9 in the pipeline vs. 10 last year for a 10% drop.
Active listings are down 5.6% with 17 vs. last year’s 18 in March while year-to-date we have 28 vs. 36 for a 22.2% fall.
New listings were 6 in March, 2016 against 5 last March for a 20% upward swing and year-to-date stand at 14 vs. 13 last year for a 7.7% drop.
It looks as though overall we have less listings coming to market which one might think would keep prices up.
