Rosemary Beach South continues it’s market upswing with price increases across the board.
Absorption rate dropped 13.85% to 13.44 months from last year’s 15.6 months year-over-year. Year-to-date inventory on hand is down 9.59% to 14.23 months from 15.74 months. This is still a hefty inventory.
The average list price year-over-year went through the roof with a 34.91% bump to $4,120,063 from $3,053,904 last year and year-to-date is up 46.02% to $4,154,554 against last year’s price of $2,845,159. The average sale price continued to go up year-over-year with a 164.23% rise to $5,158,333 vs. last year’s $1,952,250 and year-to-date jumped 39.40% to $4,036,000 vs. $2,895,250 in April 2016.
The median list price also went North year-over-year with a 19.23% gain and price of $3,424,750 vs. $2,872,500 in 2015. Year-to-date the price rose 25.18% to $3,347,500 vs. last year’s asking price of $2,674,250. The median sale price exploded by 159.37% to $5,400,000 against last year’s $2,082,000 and year-to-date we are down 4.19% to $2,287,500 with last year’s number being $2,387,500.
Average days on market is up 39.13% to 160 days from last year’s 115 days and year-to-date up 520.59% to 633 days vs. last year’s 102 days so listings are moving slower. Median days on market is up 338.46% to 171 days vs. 39 days and year-to-date is rose 351.11% to 203 days vs. 45 days.
Rosemary Beach Volume
Sold listings in Rosemary Beach are down 25% to 3 from 4 year-over-year. Year-to-date we are even against last year with 10 this year and 10 in 2015 thus far.
Pending listings were 3 this April against 2 last April for a year-over-year increase of 50% while year-to-date we are at a dead even heat with 2015 with 14 each.
Active listings are up year-over-year 7.7% this April with 28 vs. last year’s 26 active listings and year-to-date up 4.5% with 46 vs. 44 in 2015.
New listings boomed with 4 vs. 1 last year for a year-over-year increase of 400%, while year-to-date the market is up 30.8% with 17 vs. 13.
