Rosemary Beach real estate North side like the South side is difficult to gauge so early in the year because of so little activity in a very high end market such as Rosemary Beach. That said, it’s all relative to the entire year since activity for 12 months will also be typically less than lower priced areas. Just remember not to take the first few months so seriously or as trends in a market such as this.
Absorption rate dropped to 6 months in January from 7.08 the previous Janaury, or 15.25%. This is much better than the South side which has more inventory at higher price points.
Average days on market went from 13 days in January 2014 to 129 days this January. Again this is with just a few sales on the books albeit more than last year in January. Median days on market is 118 days against last year’s 13 for a 807.69 rise. So with this small sample it is clear properties are taking longer to sell. But it’s a very small sample.
Average list price jumped 32.86% to $1,778,450 from last year’s average in January of $1,338,604 and for the year is up 37.95% to $1,759,478. Average sale price is not tracking these numbers and dropped 13.41% to $801,000 from last year’s average of $925,000.
Median list price rose 21.47% to $1,694,500 from last year’s January price of $1,395,000 and for the year adjusted up 33.25% to $1,699,000 from $1,275,000. Median sale price dropped in January 26% to $684,500 from last year’s $925,000.

There were a total of 4 sales in January vs. last year’s 1 sale so volume is up 300%.
Pending sales were even with last year at 3.
Active listings are 20 vs. last year’s 23. New listings are 3 vs. last year’s 5 so it seems inventory is starting to drop.
