Absorption rate dropped 30.49% year-over-year from 8.43 months to 5.86 months and for the year is down 21.55% to 6.08 months from last year’s 7.75 months. This is due to both strong sales and less new listings coming on the market.
Average list price is up a whopping 28.43% to $1,679,667 compared to that of $1,307,823 in 2015. Year-to-date the asking price has catapulted 35.95% to $1,756,048 from last year’s $1,291,721. Average sale prices are tracking with these list prices well rising 72.99% in February to $1,761,250 vs. $1,018,125 in 2015. Year-to-date the price is up 28.28% to $1,281,125 to last year’s price of $999,500! Wow.
Median list price jammed up 34% year-over-year to $1,675,000 from that of $1,250,000 in 2015. Year-to-date the asking price is up $1,699,000, or 34.57% from last year’s $1,262,500. Median sale price zoomed upward 90.43% to $1,890,000 from last year’s $992,500 and year-to-date is a more modest $980,000 up 5.95%.
Average days on market is down 31.18% to 117 days vs. last year’s 170 days and year-to-date is down 10.87% to 123 days vs. that of 138 days in 2015. Median days on market is down 27.65% to 123 days from last year’s 170 days and year-to-date stands at 22.64% down to 123 days vs. 159 days last year.

Closed sales were even at 4 year-over-year and year-to-date we have a 60% jump with 8 sales vs. 5 in 2015.
Pending sales are down 75% with just 1 vs. last year’s 4 and year-to-date are down over 42% with 4 vs. 7 last year.
Active listings stand at 21 in February while 26 last February and for the year are down 23.7% to 29 listings vs. last year’s 38. New listings in January were 5 and we had 7 last January so are down 28.6% and year-to-date are down 33.3% from 12 in 2015 to this year’s 8 listings. Clearly with equal closed sales and less listings coming to market inventory is dropping which should hold prices up.
