Market report statistics 30A West show continued strength in numbers year-over-year for the month of September. All in all the numbers look very good as inventory dropped to normal levels, average and median sale price jumped along with asking price, days on market fell and sales volume is up. Pending sales are down just a bit as are active listings vs. last September but new listings rose quite a bit adding more inventory to the market. Year-to-date the average and median list price remain up significantly while average sale price rose only 2.04%.
- Absorption rate dropped 6.16% to 8.07 months from last September’s 8.6 months of inventory.
- Average list price year-over-year is up 39.11% to $1,255,272 from $902,371.
- Average sale price jumped 14.88% to $719,890 against last year’s price of $626,618.
- Median list price rose 21.34% to $654,000 vs. $539,000 last September.
- Median sale price escalated 2.31% to $460,382 from $450,000.
- Average days on market fell 1.86% to 158 days against 161 days.
- Median days on market dropped 43.64% to 62 days against 110 days last September.

- Volume sales are up 3.1% with 33 closings vs. 32 last September.
- Pending sales fell 2.9% with 33 this September against 34 last September.
- Active listings dropped 12.6% year-over-year with 263 vs. 301.
- New listings jumped 35.3% with 46 vs. 34.
